this is our opportunity to engage with stakeholders and subject matter experts to set project goals and do an initial alignment of project expectations with the budget. some tools for this phase include meetings or events, spreadsheets, documents, and feedback forms

these design phases will take us from abstract ideas to floorplans, 3d visuals, materials, and fixtures. after exploring a number of ideas, we will finalize the design direction, and the deliverable at the end of design development will begin to represent the final solution

3d renderings can be used to develop the design and/or for marketing materials by creating a compelling visual that explains the design in a more immersive way than other 2d tools. they vary in style and complexity - from simple volumetric views to photo-realistic images

when considering the materials to utilize in a space, there are a number of factors to consider - performance, durability, lifecycle and sustainability, aesthetics, cost, and the impression that they leave with the people who interact with them

this is a detailed set of documents that include the final drawings, specifications, materials, and other details required for managing a building project. this is the set of documents that will be handed over to the contractor for them to build

after the design is complete and handed over to the contractor, there should be some ongoing coordination to ensure that the design intent described in the construction documents is brought to completion

furniture is often one of the highest-touch surfaces in a space. we will mindfully select and specify the items either through a performance spec or sole source, as desired. the selection and coordination of the items will be done collaboratively through a number of visual tools and will be coordinated to the overall design of the built environment

design standards are a set of principles and best practices, specified to the needs and preferences of a user or organization to be applied across a variety of projects to create some consistency among various spaces and locations. the process standards provide a map of the standard project workflow, and can be used for internal and external stakeholders
